Why do retirement stocks have such a high multiple when you look at their EV/EBITDA ?

SUM = 71.63.

MSN Money NZ Enterprise Valve 2.26bn/editda 31.55m

Pretty sure revaluation gains are not include in ebitda.

RYM also have high multiple ev/ebitda.

Welcome to the forum Tos96.
We already have threads for each of the retirement village companies as well as a "retirement villages" thread. If you are interested, I suggest you start reading through some of those, where I think all possible issues have been canvassed in detail and often by some very knowledgeable people. .
