I think the YOGI has got this one right. There is a slow rerating of property stocks and GJTis dragging the chain. It has some refinancing issues, but it is trading at a huge discount to NTA. Well worth keeping half an eye on and its speculative without having to drill holes.

Interesting story here. GJT (Japanese property trust) was trading at 75c versus NTA of around $6 because of its massive Debt/Assets ratio and a looming refinancing date. It was priced to fail.

They've now unveiled a $150m equity placement at $1.50 along with debt refinancing. Debt to Assets will fall to a manageable 58%. NTA will fall to $2.16 but the future of the trust will be much more secure.

Distributions will resume in FY14 and are estimated at 15cpu.

I scrambled to buy on the announcement but only managed to pick up a token amount sub $1.40. Have continued to accumulate a few more around $1.50
