Hi all,

Does anyone have properties in Tokoroa? How has it gone?

An interesting comcept, often thought about it.
Was down that way a while back and looked at some properties on the lake front at Mangakino, but crime's the problem down that way. There's been some bad ones, murders, dog attacks, gang violence etc.

A couple of years ago they were taking busloads of Aussie property investors around small-town NZ to buy up high-yielding properties and I'm pretty sure that Tokoroa was on their list.

High yield for a good reason, though, why would you want to buy a renter in a place with a declining population, big social issues and reliant on one or two industries. There's no natural attractions in Tokoroa either,no mountain, beach or lake.

Sorry if I've offended anybody from Tokoroa but it always seemed a s###hole to me.

Some years ago someone asked the same question of Mangakino.

I think it turned out to be a fizzer.

I recall only 3-4 years back you can get properties there for $25k with rental yield of 15% or more. The properties have gone up substantially since I last look. It is in the middle of nowhere that relies on tourism and forestry?

I think you will find a thread or at least a reasonable number of posts about Mangakino in the archives if you are interested
