    OCA had this to say on the 23rd of June.

    This is not really new news per se, the 'Framework for Fairness' was published in November 2021 and clearly outlines the proposals ("best practice guidelines") of the RVRNZ (Retirement Village Residents Association of NZ). The article posted in Stuff news aggrandises the Parliament’s Social Services and Committee select committee meeting through the game the RVRNZ have created to communicate the circumstances some RV residents experience. One would expect their 'game' to highlight adverse outcomes of bad actor RV contracts. But some listed RV's are complicit in some of those adverse outcomes.

    I think long term investors in listed RV's should make themselves aware of all the proposals and determine whether they think any of them will have a material impact on their investment. IMO some of the medium to smaller non-listed RV's are likely to be the most disadvantaged, they are the most affected because they also have the most variability in their contracts. The larger and listed RV's have less variability in their contracts, and more resilience to what amounts to cash flow and cash on hand impacts.
