Default Renting to Housing New Zealand

Last year, I noticed a recently developed property for sale that had a long-term lease (~15y) to Housing New Zealand (HNZC). This made me wonder about the viability of developing budget accommodation to lease to HNZC. Has anyone had any experience of leasing property to HNZC?

    Thanks in advance

There has been one recently in Lincoln Auckland on good yeild took about eight months to sell and price dropped about $30,000.00 as well. seems nobody wants them very much with such long term leases.
