With every thing done "in house", every lesson learnt is carried forward.Improving all the time.

Yet I must admit some of the villages I have seen around the country look pretty good to me.

Reading the linked item, it appeared more of a "Clayton's" downgrade. If the word "downgrade" had not been in the title, I would not have known how it would have been categorised. Where the Auckland property prices go from here is a bit of an unknown, but then other things affect the cash income stream.
