    Inflation is still winning in all key areas not just asset prices now but food, rent, electricity etc. deflation in non-essentials might continue if too much discretionary spending for younger generations is diverted to pay the mortgage and grocery bill and fund superannuation for themselves and an older generation that hasn't put anything aside to cover their generous nz super annuation scheme.

    A difficult situation all round. Having paid a lot for the rental investment thanks to low interest rates and easy money, landlords now have to increase rents to justify the purchase if 10-20% capital gains have stopped. Employees will HAVE to demand higher wages to cover their rising costs. If you are in business its time to raise prices. Luckily we have avoided deflation I don't know what I would have done had houses been affordable and made sense as a rental investment rather than a Ponzi scheme.

    This guy should be working at the federal reserve.
    Go negative interest rates next crisis and I guess the obvious solution is to increase negative rates more in the crisis after that. Maybe he figures he will be dead before problems arise or he is just lacking common sense.

    Anyway good news for stocks and real estate prices but bad news for yields. No point in saving anymore if this is what the top minds on the planet are thinking. Good for the price of gold I guess as currency becomes a liability as you have to pay for having it. Those 1-2% yields on rental houses aren't looking too silly now.

    Currently trying to secure a 10% net yielding commercial property ...I agree low rates and even neg rates are coming ,... that and cashless banking within the next decade

    10% net, you must be going down the risk curve for that sort of a yield. Whose the tenant a Labour electorate office in a small farming town after the water charging policy came out.

    Even the heading is wrong for the ASX thread. I post here because it has inflation and deflation in the title. I was expecting deflation but have got massive asset price inflation. Just speculating on where things might be headed.

    Thanks for the link, interesting. John Mauldin is always pretty reasonable.

    I have always wondered about the efficient market hypothesis. If everyone is investing in passive index funds or trading on technical analysis then I can't see how markets could be efficient. Everyone investing in ETF's will make the index they invest in go up resulting in good gains that attracts more money in a virtuous upward cycle. A bit like real estate back in 2007 and possibly in Auckland today.

    I have no clue but am assuming this time is not different and that there will be an opportunity to invest at lower prices and better yields at some stage in the future. Hopefully we have a market crash before a currency crisis.

    Ah I suspected as much small rural town, hopefully the business is essential and not likely to move. Good luck with the tender. Would doomdots be something like boondocks.
