    However when the next generation of nuclear power turns up in 25=50 years time its all bets off for a Nuclear Free NZ. That and quantum computing.

    Solid result, very happy with that.

    My largest holding, as in the retired category and the regular and predictable PIE income is very helpful. Quietly pleased with this h/y announcement.

    I noted the $0.7m allocated/incurred as rent relief payments during the period by comparison with KPG which reported $7.4m ( and expected a similar sum for the second half ). Tells a tale as to the relative sector allocations, which has not favored retail during the pandemic.

    underlying PE of 24

    using Adjusted Funds from Operations
    it comes down to 16 if you use unadjusted but I think the higher PE figure is more appropriate.
    For clarity, nothing I say is advice....

    The quarter dividend is as expected, but while the DRIP is offered, on this occasion at least it comes with no discount, which is disappointing. I will move to taking cash as a result, as already overweight in my portfolio.

    Notwithstanding it appears a share in ARG's asset base can be acquired at more than a 10% discount to NTA just now, there is a real lack of buyer support recently. Likely, more than just the impact of rising interest rates at play?

    I know big retail Centres have been viewed as a suspect asset class during the pandemic but perhaps large office buildings, even the green star ones, are now considered under greater threat? In most cases replacement cost would be horrendous but is oversupply seen as a potential issue with new ways of working to possibly be put in place as existing leases roll off?

    12% discount to NTA, trades cum dividend next month and just on half their portfolio is Industrial. 4.5% net PIE yield.

    Basically hoping its just a cyclical dip as interest rates rise and yields lag..

    if you draw the support on the bottom of the ARG chart over the last 3 years it intersects at 1.40 for support.
