Good observation. No roof overhang, wooden weatherboard cladding - and all that in one of the roughest climates NZ has on offer. What possibly could go wrong?

Notice that once again underlying profits is stated first in the address.
however "Our intention is to maintain our dividend policy with a payout ratio of 50% to 70% of underlying profit. Wewould hope there would be further clarity on the future economic environment when we report on thehalf year results in November.”
Seems pretty good news, right ? surprised no comments. Hope same is happening with Oceania & Sum.

Far more interesting to talk if another dog in the sector can squeeze a few more cents out of one offering a huge get out of jail free card than talk about a quality company performing time after time - thats just boring.
